We find that many clients get turned off by the finality of the word appraisal and think that it must imply that they are considering selling. This script allows you to dodge any of those perilous pitfalls while you gain the same opportunities to connect and inform.
“Hello, Mrs Vendor! How are you today?”
“I’m very well thank you, and yourself?”
“I’m doing great, thank you for asking. Mrs Vendor, I know you’re not thinking of selling so I won’t keep you long. There is a lot of momentum in the market right now and I was wondering if I might have 10 minutes of your time to give you a free Market Health Update?”
Following this script, you immediately put the client at ease – you know that they aren’t thinking of selling, and you back that up by not using that ‘scary’ appraisal buzzword. This will suggest that you are just giving them a free information dump to better improve their understanding of their property and the greater local market.
